Kamala is located on the west coast of Phuket, south of Surin and north of Patong. The beach is quieter than many others on the island.
The area combines a relaxed, village-like atmosphere with exclusive residential locations.
Kamala sits in an interesting middle ground. It's noticeably quieter than Patong - no nightclub strip, no chaos - but it's not sleepy either. The beach has Café del Mar and HQ Beach Lounge, and Phuket FantaSea has been drawing families here for decades. Most residents describe it as the kind of place where you can have a good evening out without needing to recover from it. In high season it gets busier, but the village atmosphere holds.
Kamala is villa territory, particularly on the southern headland - locally known as Millionaire's Mile - where hillside plots face west over the Andaman Sea. The views from this stretch are among the best on Phuket's west coast. Supply here is naturally limited: steep terrain and strict hillside building regulations prevent large-scale development, which has historically supported values. Condominiums do exist, mostly closer to the beach road and village, but in far smaller numbers than in Bang Tao or Rawai.
Very. Kamala sits mid-coast on the west side, roughly equidistant between Surin to the north and Patong to the south - both under ten minutes by car. Laguna and Bang Tao are around 20 minutes north, and Phuket International Airport is about 35-40 minutes. There's also a Smart Bus route connecting the airport to Kamala and onward to Patong, which is useful for rental guests arriving without a transfer.
Gross yields in Kamala typically run around 6-7%, which is competitive by Phuket standards and well ahead of most comparable markets in Europe or the Gulf. Sea-view villas on the headland tend to command stronger nightly rates, particularly November through April. Net returns will depend on management fees, occupancy, and whether you're on a guaranteed rental programme or managing independently - something worth modelling carefully before you commit.
